Civil Works.

Concrete and Masonry work.
• For all substructures elements of construction levels to guarantee minimum of 10 years for pest control including 30x30 trench around the building to be treated.
• Back fill & Fill materials: Suitable materials are materials that classify according to ASTM D 2487
• Concrete to be supplied by reputable approved supplier (Saudi Ready mix Co. / Al- Redwan / Bin Laden / SBM or approved equal
• All Structure elements containing liquids is designed by non-cracked section methods
• 250 kg/cm2 for all substructure element and slab on grade using SRC Type V.
• 250 kg/cm2 for all superstructures using OPC Type I.
• Water stop in construction joint in concrete structure containing liquids is provided.
• All masonry accessories are from deep galvanized steel.
• Galvanized steel ladder type is provided every two courses and galvanized steel corrugated angles with min. of 2 mm. Thick for both ends of each wall.
• All opening ends for CMU are filled with reinforced concrete.
• Walls connected to reinforced concrete columns with length of less than 20 cm are casted with reinforced concrete.

Thermal and moisture protection.

• Damp proofing: All footings and ground beams are covered with a vapor barrier 300-micron polyethylene sheets.
• Waterproofing: All Wet Areas are applied with 4 mm. Thick waterproofing membrane (Dirma Bit 4170). Fully bonded hot-torched applied on preparation layer water based (derma primer) coat (250:300 gm./m2). The waterproofing layer/layers are protected with heavy Geotex tile separation layer gauge (B5) and 5 cm screed for horizontal applications, and extruded polystyrene boards 3 cm. Thick for vertical applications.
• Roofing System: The work consist of the following applications:.
•  1. Lightweight sloped foam concrete.
•  2. Emulsion base primer coat.
•  3. Waterproofing membrane.
•  4. Heat insulation.
•  5. Protection layer.
•  6. Mortar / cement and mosaic tiles.
•  7. Aluminum strip for up stands.
•  8. Mosaic tile skirting.

Metal Works.

• All external gates are provided by tinted frustrated polycarbonate sheet layer from inner side with min. thickness of 4 mm.
• All steel elements are sandblasted, treated by heavy epoxy coat and painted by weather guard special paint for metal use.
• External Garage door is electrically operated by access - 3500 including one receiver, two transmitters and inside push button. In case - power supply fails - the door can be disengaged from the motor and to be operated manually.

Wooden Works.

External Wooden Doors
• Door frame, architrave, door leave frames and lower panels to be from solid African teak wood grade (1), treated, dried and weather guard.
• Glass paneling to be 4 mm. thick, sand plastered and chamfered edge from one side with 2 cm. Wide.
• Steel ornamental panels to be sand plastered, epoxy coated and painted with special weather guard paint.

Internal Wooden Doors.

• Door frame, architrave, door leave frames to be from African mahogany wood grade (I), treated, dried and well finished surface.
• Door leaf panels to be from Greek plywood with min. 18 mm. Thick.

• Painting and finishing.
• All doors are painted by clear polyurethane.
• All materials used shall be from best grade products.

Aluminum Works.

• All leaves are double-glazing, the outer layer to be clear 6 mm. thick, and inner layer to be min 6 mm. thick tented and with 50% reflection. The space between the inner and outer layers is min.6 mm. thick and has vertical and horizontal (PVC) bars with min. cross sectional dimension of 25 x 6 mm. fixed to both glass layers, EPDM sealant is provided from both sides.
• All window leaves / doors are provided with underneath heavy duty brushes (Italy/Germany).
• All aluminum sections are colored powder-coated min. 120 micron.
• All accessories are Italy / France made - Exposed elements to have the same color of the sections.
• Handles are cast aluminum with the same aluminum sections colored powder coated min. 120 micron.
• All rubber used for sealant are from (EPDM), Italy made.
• All external aluminum doors have the inner layer of reinforced tented glass.
• All windows are provided with fly screen (galvanized steel pvc coated).

Plaster Works.

• Plaster accessories and corner beads are galvanized steel.
• Deep galvanized wire mesh min 150 mm. width are applied to all connection lines between concrete and block work surfaces.
• Non shrinkage grout is applied to all spaces between block work and concrete surfaces.
• Plaster base mix design to have 400 kgm / m cement (OPC).
• Normal plaster mix to have 350 kgm / m cement (OPC)
• Water used in plaster mix and in curing is from good treated water and free from solids and any elements affecting the chemical reaction of the plastering mix.
• Feature joints on elevations are 20-mm. high and 10 mm. deep.
• The maximum variation of finished plaster surface in any direction is 2 mm. In 4 M long straight edge placed on any plain surface or edge.

Painting Works

• 1 coat of Alkali resistant primer is applied as (acrylic primer)..
• At least 1 coat of stucco exterior/interior (putty) is applied to all surfaces until all the surfaces become smooth and leveled

• At least 2 coats of acrylic base emulsion paint with the required color/colors are to be applied with accordance with manufacturer's spreading rates, and application specifications. (The second coat to be executed just before the handing over date)..

Ceramic Works.

• Glazed ceramic tiles for walls and glazed, non-slip, ceramic tiles for floors.
• Glazed ceramic decorative tiles, borders, corners, special pieces.
• All Ceramic tiles for internal and external floors / walls / elevations shall be supplied from (TRACO FOR MARBLE AND CERAMICS).

Marble Works.

• All marble works are first choice Material
• All marble works to be grinded and polished
• All window sills are provided with Marble.

Gypsum Works.

• All gypsum boards to be min 12 mm. thick and humidity resistant.
•All gypsum Cornish is manufactured using rubber moulds.
•Suspension system for gypsum boards is from hot deep galvanized steel elements with min thickness of 0.8-mm. and minimum (U) sectional dimension of 70 mm.
• All joints gypsum to gypsum or gypsum to walls are treated with pvc tape with min width of 10 cm.
• All gypsum ceilings to be provided with access panels..

Sky Light Works.

• Skylight unit is one molded piece, no joints allowed.
• Skylight units are made of Polycarbonate sheets min 8 mm tented, frustrated.
• The top of up stands must be surfaced and leveled before installing the skylight units.
• Ready made EPDM rubber pad and EPDM rubber cover are provided for each unit.
• Sealant around all edges to be SIKA or approved equal.
• Aluminum flashing around the parameter of the dome/pyramid.

Swimming Pools Works.

• Swimming pools are with total area of 40.0 sq.m, and with a starting effective depth of 95.0 cm and ending effective depth of 150.0 cm.
• The swimming pools will have skimmer system.
• Porcelain / ceramic tiles for Internal, external surfaces and coping of swimming pool will be first choice production of GAIL OR BUCHTAL.
• Stainless steel ladder, 3 steps will be provided from (S.R. Smith) for each S.P.
• Return fittings, main drains, vacuum points to be HAYWARD , USA. Made.
• Plumbing pipes, fittings to be UPVC. Such. 80.
• Circulating pump to be HAYWARD USA. Made. Capacity according to design calculation that must guarantee circulating the whole amount of water in the pool each 6 hours.
• Sand filter to be HAYWARD USA. Made. Capacity according to design calculation.
• Submerged lighting fixture to be PVC. Housing and frame (CERTIKIN) UL. Listed.
• Electrical conduits and wiring for the submerged lighting fixture must be without any intermediate connections to the nearest floor / wall electrical junction box.

Landscaping Works.

• Supply and backfilling of planting soil. Work is including bed preparation, clearing and grading. Mixed soil shall be with 10% organic or fertilizer.
• Supply and laying of drain gravel of 10 cm thick layer, prior to mixed soil backfilling.
• Supply and laying of filter membrane.
• Palm trees (Phoenix Dactilyfera) 4 m. clear trunk.
• Trees (Various species) 2.5 m. clear trunk.
• Shrubs (Evergreen, Flower Bearing Shrubs) 50: 60 cm. High.
• Ground covers (Flower bearing ground covers) 5 no. / sq. m.
